Flat or pitched

A flat garage roof is usually simpler to replace. A pitched roof needs more timber, battens and covering, and takes longer.

What comes off first

Felt and most metal or plastic sheets come off as part of our job. Cement sheeting needing tests or specialist removal is arranged separately.

Timber condition

Sound timbers can stay. Rot in the joists, rafters or deck adds replacement work before the new roof goes on.

Covering and guttering

Felt, rubber and GRP differ in cost, and adding new guttering and a downpipe to the garage adds materials and time.

Step 1

Inspect the garage

We check the covering, the timbers and the walls, and identify the sheet material. If it could be asbestos cement, we tell you before quoting any further.

Step 2

Agree the new roof

We explain whether felt, rubber or GRP suits a flat garage, or how a pitched one would be re-covered, and include any guttering in the quote.

Step 3

Strip and rebuild

The old covering comes off, rotten timbers or boards are replaced, and new decking or battens are fixed ready for the chosen covering.

Step 4

Cover, drain and review

The new roof is laid and finished at the edges, and guttering and a downpipe are fitted. Lastly, we review the completed work with you, which lets us confirm everything has been done as agreed.

How do I know my garage roof needs replacing?

Water dripping inside, stained or soft timbers under the roof, felt that has split or lost its chippings, and corrugated sheets that are cracked or sagging are all signs. A single small leak may be repairable, but if the covering is worn across the whole roof, replacing it is usually better value than chasing patches.

Could my old garage roof contain asbestos?

It might, if the roof is corrugated cement sheeting, particularly on an older garage. You cannot tell by looking, so if we think yours could be, we will say so. The sheets must be tested, and if asbestos is present they have to be dealt with by a licensed specialist before we start. We do not remove asbestos ourselves.

What will you put on my garage roof?

On a flat garage we lay felt, EPDM rubber or GRP fibreglass: felt for a simple, economical roof, rubber where few joins and cold laying help, and GRP where the roof takes foot traffic or is oddly shaped. A pitched garage roof is stripped, its timbers and battens checked, and re-covered in a material that suits the house.

How long does a garage roof take?

Most flat garage roofs are finished in a day or two. A pitched garage, or one where rotten timbers need replacing, takes longer. If the old sheets need testing or specialist removal first, that happens before our work starts and adds time to the overall job, which we will explain when we quote.

What affects the price, and how do I get a quote?

Price depends on the size of the garage, whether the roof is flat or pitched, the condition of the timbers, the covering you choose and whether guttering is added.
