Roof Cleaning

Roof Cleaning and Biocide Treatment

Roof cleaning lifts the dirt, green algae, crusty lichen and black streaks that build up over the years, bringing back the colour of the tiles and making the house look cared for. It is the right call when the roof looks stained but the tiles underneath are still sound, and it also uncovers any cracked or slipped tile hidden under the growth.

  • Low-pressure or hand cleaning for older and softer tiles
  • Pressure washing used only where the tile surface suits it
  • Biocide applied afterwards to slow algae and lichen regrowth
  • Loose ridges, cracked tiles and tired verge pointing noted for you

Why Choose Us

Why Choose Us for Roof Cleaning

Roof Cleaning work by Revive Roofing & Repairs
Over 20 years

A family run company with over 20 years' experience

You deal directly with the family that runs the business, from the free survey to the final review of the completed work.

Methods matched to tiles

With over 20 years' experience we can judge which tiles can take a controlled wash and which need low pressure or hand cleaning to protect their surface.

Free survey before cleaning

We look at the roof before quoting, free of charge, so the written quote names the cleaning method, the treatment and the access the job needs.

Care for the property below

Cleaning means working at height across every slope, and as a fully insured family business we take care of your property, gardens and paths below while we work.

Repairs noted while up there

Cleaning reveals the tiles beneath the growth, so we note any cracked tiles, loose ridges or tired verge pointing and price repairs separately for you to decide.

When To Call Us

Signs You Need Roof Cleaning

The signs homeowners most often notice before they contact us about this work.

Black streaks down the slope

Dark runs from ridge to gutter make the whole house look neglected, even though the tiles beneath are usually still in decent order.

Selling or letting the house

A dull, green roof is one of the first things a buyer or tenant notices from the pavement, and a clean one photographs far better.

Lichen crusting on the tiles

Pale, crusty patches cling to the surface and hold moisture against the tile, which over many winters wears the face of it down.

A green tinge after a wet year

Algae spreads fast on shaded and north-facing slopes, leaving a green film that returns every year unless the roof is treated.

Pricing

Roof Cleaning Costs

Every roof is different, so we price yours after a free survey. These are the factors that move the figure most for this kind of work.

01

Roof size and pitch

A bigger or steeper roof takes longer to work safely, and steep slopes may need extra access equipment to reach every course of tiles.

02

How heavy the growth is

A light film of algae comes off far quicker than years of thick lichen built up along the laps.

03

Tile type and condition

Fragile or older tiles need slower hand work rather than a wash, which adds time but protects the surface of the roof.

04

Access around the house

Conservatories, extensions, narrow gaps between houses and awkward ground all change how we reach the roof and how long set-up takes.

How It Works

How Our Roof Cleaning Service Works

Step 1

Look at the tiles

We check the tile type, age and condition first, because that decides whether a gentle wash, low pressure or hand cleaning is right for your roof.

Step 2

Protect and set up

We cover vulnerable areas below, block the downpipes so debris does not wash into the drains, and set up safe access to the slopes being cleaned.

Step 3

Clean the surface

Growth and staining are lifted section by section, working from the ridge down so dirty water never runs back over tiles that are already clean.

Step 4

Treat and tidy

A biocide goes on once the roof is clean and the gutters are cleared out. Before we leave, we review the completed work with you on site and confirm everything has been done as agreed.

FAQs

Roof Cleaning FAQs

How do I know if my roof needs cleaning?

If you can see green or black staining, crusty lichen patches or dark streaks from the ridge, the roof is due a clean. It is also worth doing before you sell, or when growth has started creeping into the gutters. If you are unsure, we can look at the roof and tell you honestly whether cleaning is worthwhile or whether a few repairs matter more.

Will you pressure wash my roof?

Only if the tiles can take it. Many modern concrete tiles clean up well with a controlled wash, but older, softer or flaking tiles can be damaged by high pressure, so those get a gentler wash and hand cleaning instead. We decide on the method once we have seen the roof, and we explain why before any work starts.

How long does a roof clean take?

Expect one to two days on a typical house. The time depends on roof area, how much growth there is and the method the tiles need. Hand work on an older roof is slower than a wash. The weather matters too: the biocide needs a dry spell to go on and soak in, so we may move the dates around a wet forecast.

How long will the roof stay clean afterwards?

The biocide keeps working after we leave, so regrowth is much slower than on an untreated roof. How long it lasts depends on shade, nearby trees and which way the slopes face. Shaded, north-facing roofs in a wet climate will always grow back sooner, and a fresh treatment every few years keeps them in check.

How do I get a quote for roof cleaning?

Give us a ring, or put your address and a line about the roof into our quote form. We come and look at it first, see what the tiles are made of and how badly they are stained, then give you a written quote for the cleaning method that suits it. The survey and the quote are both free, and nothing is booked until you agree.
