Spray Foam Removal

Spray Foam Removal from Loft Timbers

Spray foam removal means stripping sprayed insulation off the inside face of the roof so the rafters, battens and sarking boards can be seen again. Many mortgage lenders and surveyors are cautious about foam because it can trap moisture against timber out of sight. Removal is the right call if a survey has flagged it, you plan to sell or remortgage, or the loft smells musty.

  • Foam cut and scraped by hand, never forced off
  • Closed-cell and open-cell foam both stripped from the timber
  • Exposed timbers checked for rot, damp staining and failed fixings
  • Airflow reinstated with advice on breathable insulation

FAQs

Spray Foam Removal FAQs

Why is spray foam a problem when selling a house?

Many mortgage lenders and surveyors are wary of spray foam because it hides the condition of the roof timbers and can trap moisture against them. If a valuer cannot see the rafters, they may ask for further inspection or hold back on the valuation until the foam is dealt with. Removing it lets the roof be assessed again.

Will removing the foam damage my roof?

It should not, if it is taken off with care. We remove the foam by hand from inside the loft rather than forcing it, and we watch the slates or tiles as we go. Where foam has been holding loose slates in place, those may need refixing from outside once it is gone, and we tell you if that is the case.

How long does spray foam removal take?

A small area can be cleared in a day, while a full loft coated end to end can take several days. The type of foam, how thickly it was applied and how much room there is to work all change the timescale. We give you a realistic idea once we have seen the loft.

What happens if the timbers are rotten?

We show you what we find and explain it clearly. Minor staining may need nothing more than better airflow, while soft or decayed rafters and battens will need repair or replacement. That work is quoted separately, so you know what the foam removal costs and what any repairs add before you decide.

What is the first step towards a removal quote?

Ring us, or send us the quote form with a rough idea of how much of the roof is foamed. We come out and look in the loft first, then give you a written quote for the removal and the clear-up. The survey and the quote are both free. If a report for a lender or buyer has flagged the foam, keep a copy to hand, as it shows us what has been asked about.
